Hotel flooring
Every zone in your hotel demands a different floor. We deliver them all.
Hotels are among the most complex flooring projects in commercial construction. A single property can require five or more different flooring products across its various zones — each with distinct performance, aesthetic and compliance requirements. The lobby needs visual impact. Corridors need acoustic performance. Guest rooms need comfort and durability. Conference facilities need flexibility. Wet areas need slip resistance.
Suelo Flooring manages multi-zone hotel flooring projects across Southeast Queensland. We work with hotel operators, developers and fit-out contractors to specify, coordinate and install the right product for every space within the property — ensuring clean transitions, consistent quality and compliance across the board.
Hotel flooring by zone
Lobby and reception
The lobby is your hotel’s first impression. It needs a statement floor that communicates quality, sets the design language for the property and withstands the concentrated foot traffic of every guest, staff member and visitor who enters the building.
Hybrid flooring in premium timber-look finishes delivers warmth and prestige in hotel lobbies with realistic timber aesthetics. For properties where a stone aesthetic is preferred, stone-look luxury vinyl plank in large format tiles creates a sophisticated, durable alternative that is easier to maintain and repair than natural stone.
Corridors and circulation
Hotel corridors see constant traffic and must manage noise transmission to adjacent guest rooms. Carpet tile is the established choice for hotel corridors because of its acoustic properties — it reduces both impact sound and airborne sound transmission, which is critical for guest comfort.
Carpet tile also offers practical advantages for hotels. When sections wear or stain, individual tiles can be replaced without disrupting the full corridor. Modular patterns allow creative design treatments that break up long corridor runs and support wayfinding.
Guest rooms
Guest rooms need flooring that feels residential and comfortable while handling the turnover cycle of commercial accommodation. Carpet remains the dominant choice for hotel guest rooms because of its warmth, acoustic performance and the sense of comfort it creates underfoot.
For hotels pursuing a modern, design-led aesthetic, luxury vinyl plank with area rugs offers a timber-look alternative that is easier to clean between guests and more resistant to spill damage from minibars and in-room dining.
Conference and event spaces
Conference rooms, ballrooms and event spaces need flooring that supports furniture reconfiguration, handles rolling loads from AV equipment and event staging, and manages acoustics for speech intelligibility. Carpet tile in commercial-grade specifications handles all of these requirements while allowing design customisation through colour blocking, borders and pattern integration.
Restaurant and kitchen areas
Hotel restaurants and commercial kitchens follow the same principles as standalone restaurant flooring. Dining areas benefit from luxury vinyl plank or hybrid flooring, while kitchens require epoxy flooring systems or seamless vinyl sheet for Food Act compliance.

Pool, spa and wet areas
Pool surrounds, spa areas and guest bathrooms need slip-resistant flooring that handles constant water exposure. Commercial-grade vinyl sheet with appropriate slip ratings is commonly specified for these areas, providing a hygienic, waterproof surface that is comfortable and safe underfoot.
Technical considerations for hotel flooring
Acoustic performance
The Building Code of Australia (BCA) sets requirements for sound insulation between hotel rooms and between rooms and common areas. Flooring products contribute to these acoustic outcomes through:
- Impact sound reduction — Measured as delta Lw, this represents how much a floor covering reduces impact noise transmission to the room below. Carpet typically provides 25-35 dB reduction; LVP with acoustic backing provides 15-22 dB.
- Airborne sound transmission — The floor system contributes to the overall Sound Transmission Class (STC) of the floor-ceiling assembly.
Fire ratings
BCA requires floor coverings in hotels to meet specific fire hazard properties, including Critical Radiant Flux (CRF) ratings. All products we specify for hotel applications comply with the relevant BCA fire hazard provisions for the specific building class and area.
Heritage considerations
Southeast Queensland’s older hotels and guesthouses may have heritage overlays that affect flooring choices. We have experience working within heritage constraints, selecting products and installation methods that respect the building’s character while meeting modern performance and compliance requirements.
Recommended flooring by hotel zone
| Zone | Primary product | Key properties |
|---|---|---|
| Lobby | Hybrid or stone-look LVP | Visual impact, durability, design statement |
| Corridors | Carpet tile | Acoustic performance, modular replacement |
| Guest rooms | Carpet or LVP | Comfort, acoustics, easy maintenance |
| Conference | Carpet tile | Acoustic, flexible, handles rolling loads |
| Restaurant | LVP | Warm aesthetics, spill resistant |
| Kitchen | Epoxy | Seamless, Food Act compliant |
| Wet areas | Vinyl sheet | Waterproof, slip resistant, hygienic |
Gold Coast and Brisbane hotel markets
The Northern Gold Coast corridor, particularly around Hope Island, Sanctuary Cove and the Coomera precinct, supports a significant concentration of hotel and resort properties. These range from boutique accommodation to large-scale conference hotels, each with distinct flooring requirements.
On the Brisbane Southside, the South Bank and Woolloongabba precincts are home to major hotel properties, with new developments continuing to enter the market in the lead-up to Brisbane 2032.
We service hotel projects across both corridors, as well as properties in the Logan and Ipswich regions where new accommodation developments are following residential growth.
