About our services
What types of commercial flooring do you install?
We install luxury vinyl plank (LVP), hybrid flooring, vinyl sheet flooring, and carpet and carpet tile. We also provide floor preparation, levelling and moisture barriers and manage complete commercial fit-out flooring projects.
Do you install residential flooring?
No. Suelo Flooring focuses exclusively on commercial, hospitality and retail environments. This specialisation means we understand the products, preparation methods and compliance requirements specific to commercial spaces.
What sectors do you work in?
We serve three primary sectors: commercial (offices, warehouses, medical centres), hospitality (restaurants, cafes, pubs, hotels, commercial kitchens) and retail (showrooms, boutiques, franchises, shopping centre tenancies). Our services page outlines the full range.
Do you work with builders and architects?
Yes. A significant portion of our work comes through builders, interior designers and architects coordinating commercial fit-outs. We provide detailed specifications, work to your project timelines and coordinate with other trades on-site.
About flooring types
What is the most durable commercial flooring option?
Durability depends on the application. For high-traffic hospitality and retail spaces, commercial-grade LVP or hybrid flooring with a wear layer of 0.55mm or above typically lasts 15 to 25 years. For offices, carpet tile provides the best balance of durability, acoustics and aesthetics.
Is luxury vinyl plank suitable for commercial use?
Yes, provided you specify a commercial-grade product. Commercial LVP has a thicker wear layer (0.55mm minimum), higher dimensional stability and is designed for constant foot traffic. We only specify and install commercial-rated LVP.
What is the difference between vinyl sheet and luxury vinyl plank?
Vinyl sheet flooring is installed as a single continuous sheet, creating a seamless surface ideal for hygiene-critical environments. Luxury vinyl plank consists of individual planks or tiles offering more design flexibility and easier section replacement.
What is hybrid flooring and is it suitable for commercial use?
Hybrid flooring is a waterproof click-in composite plank with a rigid SPC or WPC core. It combines the aesthetic of timber or stone with superior dimensional stability and moisture resistance. Commercial-grade products with 0.55mm+ wear layers are ideal for offices, retail, hospitality and healthcare environments.
About the installation process
Do I need floor preparation before new flooring is installed?
Almost always. Floor preparation is the single most important factor in how long your new floor will last. This includes subfloor moisture testing, grinding, levelling, crack repair and applying the correct primer.
How long does a commercial flooring installation take?
Timelines vary. As a guide: small tenancy (under 100sqm) 2 to 5 days; medium space (100-500sqm) 1 to 2 weeks; large fit-out (500+sqm) 2 to 4 weeks. We provide a specific timeline in every quote.
Can you install flooring outside of business hours?
Yes. We regularly work after hours, overnight and on weekends to minimise disruption to your business. After-hours work is discussed during the quoting stage.
What happens if there is a moisture problem in my subfloor?
We conduct relative humidity testing on every project. If moisture levels exceed acceptable thresholds, we recommend a moisture mitigation system before proceeding. This prevents adhesive failure, mould growth and product delamination. We always discuss this openly during the consultation process.
About costs and quotes
Do you provide free quotes?
Yes. We provide obligation-free quotes for all commercial flooring projects within our service areas. This includes an on-site visit, subfloor assessment and a written scope of works.
What is included in your quote?
Every Suelo Flooring quote includes: subfloor assessment and moisture testing, floor preparation requirements, product specification with brand and model, installation method and adhesive specification, estimated timeline, fixed price inclusive of materials, labour and preparation, and warranty terms.
What warranty do you offer?
All installations carry statutory warranties required under Queensland building legislation. Product manufacturers also provide separate warranties ranging from 10 to 25 years depending on the brand and product line.

Do you travel outside your listed service areas?
