Highrise residential construction is one of the most demanding environments for flooring installation. You are working within a live construction programme where delays cascade through every trade. The flooring needs to be specified early, procured in bulk from a single production run, stored until required, then installed floor-by-floor in tight windows between wet trades and finishing.

Challenges specific to highrise flooring

Moisture in concrete substrates

Highrise construction uses post-tensioned concrete slabs that retain significant moisture for months after the pour. Installing flooring over a slab that has not dried sufficiently causes adhesion failure, cupping, bubbling and mould growth beneath the finished surface.

We conduct independent moisture testing on every level before installation begins. Where slabs have not reached acceptable moisture levels, we apply moisture mitigation systems — typically two-part epoxy moisture barriers — that allow installation to proceed without compromising the flooring warranty.

Acoustic compliance

Body corporate by-laws and the National Construction Code (NCC) set acoustic performance requirements for flooring in multi-residential buildings. Impact sound (IIC) and airborne sound (STC) ratings must meet minimum thresholds, and the flooring system — not just the product — determines compliance.

We specify complete flooring systems (product plus underlay plus adhesive) that are tested and certified to meet NCC acoustic requirements. This systems approach ensures your development passes acoustic testing at completion, avoiding costly rectification.

Programme coordination

In a tower build, flooring typically follows painting and precedes kitchen and bathroom fit-out on each level. The installation window is narrow, and delays on any preceding trade compress your flooring programme. We assign dedicated project coordinators to tower builds who manage scheduling in real time, adjusting crew allocation as the programme shifts.

Batch consistency across hundreds of lots

A 200-apartment tower needs every unit to look identical. Colour variation between production batches is a known issue with vinyl plank, carpet and timber products. We manage this by procuring the full project quantity from a single production run, warehousing it centrally, and delivering to site in the sequence required by the construction programme.

Living areas and bedrooms

Luxury vinyl plank is the standard specification for apartment living areas in the Brisbane highrise market. Key specification requirements:

  • Wear layer: Minimum 0.5mm for residential, 0.55mm+ recommended for rental stock
  • Acoustic underlay: IIC-rated underlay system to meet NCC and body corporate requirements
  • Locking system: Click-lock for floating installation (no adhesive to concrete)
  • Dimensions: Wide plank (180mm+) for modern apartment aesthetics

Corridors and common areas

Common areas in residential towers handle significantly higher traffic than individual apartments. Vinyl sheet flooring provides a seamless, hard-wearing surface for corridors, lobbies and lift foyers that is simple to maintain and replace at end of life.

For premium developments, luxury vinyl plank with a commercial-grade wear layer (0.7mm+) delivers a more upscale aesthetic while maintaining the durability common areas require.

Basement and carpark levels

Below-ground carpark levels require epoxy and resin flooring that resists tyre marks, oil drips, chemical exposure and the abrasion of vehicle traffic. We apply high-build epoxy systems with anti-slip aggregate and line-marking for parking bays, pedestrian walkways and directional signage.

Balconies and outdoor areas

Balcony flooring must handle UV exposure, water pooling and temperature extremes. We install exterior-rated vinyl sheet and specialist outdoor tiles that drain effectively and resist UV degradation.

1. Specification and procurement

We work with your design team and quantity surveyor to finalise product specifications, confirm quantities and lock in pricing. Full project quantities are ordered from a single production batch and delivered to our warehouse.

2. Moisture testing and floor preparation

Before installation begins on each level, we conduct independent moisture testing and carry out any required floor preparation — grinding, levelling, crack repair and moisture mitigation.

3. Floor-by-floor installation

Our crews install level-by-level, coordinating with the head contractor to align with the finishing programme. We scale crew numbers up or down to match programme requirements and maintain handover targets.

4. Quality assurance and handover

Every lot receives a pre-handover inspection against our quality checklist. We photograph each completed apartment and rectify any issues before the building inspector arrives.
